Deposits and Cancellations

An advance deposit equal to the first night‘s room is required to guarantee all reservations. For payment of the advance deposit, we accept major credit cards or, with sufficient time for mailing, a personal check. A refund of the advance deposit, less a $25 service charge, will be issued for all cancellations made up to 48 hours prior to the date of arrival. Forfeiture of the advance deposit will result for all cancellations made less than 48 hours from the date of arrival. All rates are subject to state and local taxes.

Additional Guests

Cots: $25 (plus tax) per day

Cribs: $20 (plus tax) per stay for a Porta-crib (similar to Pack-n-Play).

Accessibility Information

We offer disabled guests several options to make their stay more enjoyable, including oversized bathrooms with tub/shower. Our indoor pool and much of the resort is wheelchair accessible as well. Please let our reservation agents know your requirements.

What Does the Resort Fee Cover?

A $15 daily resort fee is added per room (not per person) from June 29 – August 25, and during school vacation weeks. This fee includes activity programs, bonfires, pool and water park towels, chairs and umbrellas,  wireless Internet, water park shuttle, movie nights, and Xbox tournaments; local calls and incoming faxes; daily coffee in the lobby; resort reciprocity.

Resort fee is subject to tax. Some activities are subject to change or may have a small additional fee to cover the cost of materials.

Use Of Our Other North Conway Resort

As a guest at our resort, you are invited to use the facilities at our nearby sister resort, Red Jacket Mountain View, during your stay.

Kahuna Laguna Indoor Water Park

Guests of the Fox Ridge Resort may use the Kahuna Laguna Indoor Water Park at our nearby sister resort, Red Jacket Mountain View (daily admission fee applies). Shuttle service between the two resorts is provided in season.


Smoking is not permitted in guest rooms or public interior areas.

Drone Usage

To ensure the safety and privacy of our guests, the resort is a designated “No Drone Zone.” The operation or use on or above our resorts of unmanned aerial systems, or drones, is strictly prohibited. Any violation of this policy may involve eviction from your accommodations as well as confiscation of drone equipment, and may subject violators to damages, including, but not limited to, damages for violations of privacy and/or physical or personal injuries or property damage, as well as regulatory fines and legal fees.
